Selling
If you are a seller we can
- explain the selling process and our firm's terms of business
- provide a written quotation for fees and outlays with explanations
Valuations
- arrange for an appraisal of your home, advising on a realistic
asking price
- prepare full sales particulars and deal with all aspects of the
marketing of your property
- register your home with ESPC - details will be advertised within
the ESPC homepages property guide, in the appropriate property centres
and on the ESPC website, as well as being included in the ESPC matching
and mailing service
Missives & Title Deeds
- obtain the title deeds from your lender
- advise on whether to accept an offer or set a closing date
- advise on which offer to accept, assuming there are two or more,
depending on the price, proposed date of entry, prospective purchaser's
circumstances and any other terms of the offer
- negotiate on your behalf with the buyers solicitor, ensuring you
receive a copy of any formal letters, until the missives have been
satisfactorily concluded
- advise you fully on the contract terms and conditions, acting in
accordance with your instructions
- send the title deeds to the buyers solicitor
- obtain property enquiry certificates to submit to the buyer's solicitor
- resolve any queries raised by the buyers solicitor regarding title
- update searches
Completion
- obtain a redemption statement from your existing lender
- liaise with the buyer's solicitor regarding receipt of the sale
proceeds and handing over keys to the property
- repay your existing loan
- arrange for the balance of the sale proceeds, together with your
new mortgage and any additional capital provided by you, to make
up the purchase price for your new home
- confirm that the sale has been completed and that the required
documents have been sent for registration
- provide a full breakdown of fees and outlays - with explanations,
as soon as possible after date of entry
