Buying a Home

    Buying | Selling | Quotations | Property Search

When buying or selling a home, there's a lot at stake. If you don't already have a solicitor, our staff will be pleased to arrange a free, introductory appointment for you.

Buying

If you are a buyer we can

  • explain the buying process and our firm's terms of business
  • provide written quotations for fees and outlays, with explanations
  • advise on the best means to begin your home hunt
  • check that mortgage funding is available before you offer to a property, and where appropriate, provide impartial advice to ensure you obtain the mortgage which best suits your circumstances. Alternatively we can refer you to an independent financial advisor.
  • note interest with the sellers' solicitors for properties you like

Surveys

  • advise on the most appropriate type of survey and instruct a surveyor
  • instruct specialist surveyors, as appropriate, for roof and timbers
  • send you a copy of all survey reports and discuss these with you
Making an Offer
  • discuss the terms of an offer, as submitted to the selling solicitor, in accordance with your instructions
  • negotiate on your behalf regarding, among other things, price, date of entry, fixtures and fittings

Missives & Title Deeds

  • provide you with a copy of each formal letter sent to, and received from, the selling solicitors – the missives
  • advise you fully on the contract terms and conditions, acting in accordance with your instructions
  • treat concluding missives for your purchase as a high priority
  • obtain and examine the title deeds
  • check whether alterations noted by the surveyor have met with local authority approval and advise on how best to proceed if they are unauthorised
  • provide a written report on the title conditions and local authority search

Completion

  • check the loan instructions when received from your lender
  • remind you to send the balance of the purchase price and any stamp duty in good time for entry
  • arrange for you to pick up the keys to your new home
  • confirm in writing that the purchase has been completed and that the conveyance and mortgage documents have been sent for registration
  • provide a full breakdown of fees and outlays – with explanations – soon after the date of entry
